FAIRFIELD — New retail space is available on the west side of Fairfield thanks to a brand-new building that’s nearly complete.

AKA Fairfield has built a 7,500-square-foot structure on West Burlington Avenue that it will lease to businesses. The structure is just west of Goodwill and just south of Orscheln Farm & Home, all owned by AKA Fairfield.

U.S. Cellular is moving into one-third of the office space, on the west end of the building. It’s not open yet, but a sign on the door indicates it will be opening soon. The other two-thirds of the building are still available.

Matt Adam of AKA Fairfield said he’s negotiating with potential tenants now, and he’s waiting to finish that section of the building based on feedback he gets.

“We’re waiting for other users to tell us how they want it built,” Adam said.

Adam said the building is in a nice part of town for commercial retail. That block has undergone a transformation in the past 15 years. Adam purchased the seven-acre property in 2006 when the old Orscheln store was where Goodwill is now. When Orscheln’s new building was built in 2007, the old building was redeveloped and Goodwill moved in three years later in 2010.

Adam said he decided early this year that it was time to move forward with more retail space to continue developing the site. Adam, a Fairfield native who graduated from Fairfield High School in 1994, said he believes the market for retail is strong and is excited to welcome new tenants to the building.
